CHAPTER 14-600. FOOD DISTRIBUTION CENTER DISTRICT
§14-604. Area Regulations.
(1) Occupied Area. Not more than sixty percent (60%) of
the lot area shall be occupied by buildings.
(2) Open Area. The open
area shall not be less than forty percent (40%) of the area of the lot and shall
consist of at least the required minimum front, rear and side yards, as provided
in subsection 14-604(5) herein.
(3) Minimum Lot Area. The minimum lot
area shall be one acre.
(4) Building Setback Line.
(a) The
building setback line shall be thirty (30) feet from all street lines, except
that the loading and unloading portion of a building shall be set back no less
than fifty (50) feet from all street lines.
(.1) No fences shall be
permitted in the setback area.
(5) Yards.
(a) Front Yards. The
required minimum depth of the front yard shall be the depth required between the
street line and the building setback line, as specified in subsection 14-604(4)
herein.
(b) Side Yards. Each building shall have two (2) side yards
neither of which shall be less than fifteen feet in width; provided that where
such building is located on a corner, the side yard on the intersecting street
shall be adjudged a front yard and its width shall not be less than the setback
required for front yards as specified above; except that in the case of a
property line bordering upon a railroad right-of-way, such distance shall be not
less than ten feet.
(c) Rear Yards. The minimum depth of a rear yard
shall be fifteen feet, except that in the case of a property line bordering upon
a railroad right-of-way, such distance shall be not less than ten
feet.
